Marketing

  • 24 hour exposure on multiple rental websites
  • 24 hour exposure on company website
  • Place for rent in yard (if allowed)
  • Market property to our sphere of influence in the community

Tenant Selection

  • Personally show home to prospective tenants
  • Process application for each prospective tenant
  • Credit/background check for applicants over 18 years
  • Verify past landlord references
  • Verify personal references
  • Verify employment

Your Account

  • Provide owner with monthly financial statements
  • Process payments electronically or send check with proceeds
  • Provide owner with year end financial statements and 1099
  • Payment of all approved expenses (if any, deducted from rent)

Property Maintenance

  • Require repair request to be in writing (unless it is an emergency)
  • In house maintenance response/provide basic repairs (determined on case by case basis)
  • Licensed vendors available when necessary

Tenant Management

  • Negotiate and prepare lease agreement
  • Collect rent and security deposit (hold security deposit in Trust Acct)
  • Provide tenant with tenant handbook
  • Conduct move in inspection
  • Conduct annual property inspection
  • Conduct quarterly drive-by inspection
  • Conduct thorough move out inspection, and prep the property for re-rent (additional fees may apply
  • Issue security deposit reconciliation/refund within 30 days
  • Communicate effectively and professionally with owner and tenant
  • Facilitate the legal eviction process (if necessary)

Professionalism

  • If given the opportunity to manage your investment, we will treat your home as if it were our own.

Management Fees

  • 10% of gross rent. Management fee to be paid only when property is occupied.
